A Real Estate Investment Fund (PGYF) is a type of real estate investment fund that allocates more than half of the gross area to residential use and invests in private land and real estate projects. These funds include the term 'Project Real Estate Investment Fund' in their titles.

To invest in the Polat Birinci Project Real Estate Investment Fund, you must be a qualified investor. If you meet this status, you can apply by contacting Atlas Portfolio Management Inc. or filling out the application form.

Once you decide to invest:
✔ Sign the Portfolio Management Agreement and Fund Issuance Agreement.
✔ Complete all required documents.

After completing these steps, Atlas Portfolio will open a custody account on your behalf. Once your account is opened, you can transfer your investment amount and instruct Atlas Portfolio to purchase fund participation shares, which will then be reflected in your account.

A qualified investor is defined according to the regulations of the Capital Markets Board regarding the sale of capital market instruments.

The minimum investment amount to purchase participation shares in Polat Birinci PGYF is 500,000 TL (five hundred thousand Turkish Lira).

Investors must be over the age of 18.

Being a qualified investor is a prerequisite.

There is no guarantee of higher returns. Returns depend on portfolio valuation and market conditions.

Individual investors are subject to a 15% withholding tax. No tax if shares are held for two years.

Via the Atlas Portfolio website and TEFAS platform:

PGYFs are subject to general market risks such as economic conditions and real estate fluctuations.

Dividends may be distributed partially or fully based on the Investment Committee's March decision each year.

Dividends are distributed through investor accounts.

PGYFs can be traded in TL or USD. However, dividends are only paid in Turkish Lira.

The process will be managed by Polat Piyalepaşa Real Estate Inc. in accordance with legal procedures defined by the Capital Markets Board.
